To book a viewing, the request can be made via a phone call or email; At which point we will discuss the requirements for the letting of that particular property, and answer any questions you may have.
Once we are satisfied that the property is potentially suitable, we will be as accommodating as possible to arrange a viewing which is convenient to your availability.
The next step to securing a property, is to fill out an application pack; At this point we will be taking your personal details, carrying out tenant referencing checks, such as credit searches, employment history as well as contacting your previous landlord. Further to this we require two references one in respect of character, and the second usually from a professional, such as an employer or teacher etc.
There are instances where further checks may be required, as potential tenants under a certain age whom don’t have previous rental history, may be required to provide a guarantor, (a person whom is able to fulfil your rent commitments if you are unable).

Successful applicants will then be contacted and a time will be arranged to pay, the down payments of advance rent and deposit, and the signing of the tenancy agreement.
On your move in date, you will be met at the property by one of our staff members, who will hand over the keys, the details for the energy suppliers and a property condition report which will contain an inventory.
The tenant will check the property against the inventory and condition report and then sign. As this document will be used upon moving out, and any potential claims against damages etc.
we always recommend that tenants take out contents insurance to protect their personal belongings during the tenancy.
We aim to give all our tenants a wonderful and peaceful experience while renting with us, and in order to maintain high quality rental properties;
There will be times where we will require access to our property in order to fulfilour landlord duties, such as maintenance / repairs and annual checks etc, tenants will be contacted to arrange access, and will be expected to keep to appointments.
Tenants are required to make all rent payments according to their agreement, via bacs or direct debit. Tenants are also required to report any maintenance issues at the earliest opportunity, in order for the property to be highly maintained and further damages can be avoided.
We also expect our tenants to take responsibility for carrying out basic maintenance, such as changing light bulbs and smoke alarm batteries, maintaining the garden (if applicable), and disposing of rubbish responsibly
Tenants will be required to give the necessary notice, when ending the tenancy agreement.
The property must be returned in a clean and tidy state, and all rubbish must be removed.
All rent payments must be paid up until the agreed move out date and all subscriptions such as tv and broadband packages, must be cancelled.
All mail should be redirected to your new premises.
At this point we will arrange a final inspection, and a handover of keys.
Tenants are required to meet us at the property; where all sets of keys will be handed over; The property will undergo an inspection, according to the condition and inventory reports at the time of move in.
If there are any damages, these will be highlighted and the necessary repair / cleaning costs will be determined, which will be deducted from the deposit,at this point we will arrange for theDepositpayment to be refunded as quickly as possible.
